Marlowe Haus Rental Terms & Conditions

By making a reservation at Marlowe Haus, guests acknowledge and agree to the following Terms & Conditions.
Property Information
Marlowe Haus is a privately owned vacation rental located in Fredericksburg, Texas and operated as part of the DZ Haus Collection.
The individual making the reservation ("Primary Guest") must be at least 25 years of age and must remain on-site for the duration of the stay.
Reservation & Payment
Reservations are confirmed upon receipt of payment and acceptance of these Terms & Conditions.
All rates are quoted in U.S. dollars and are subject to applicable taxes and fees.
Full payment schedules, deposit requirements, and cancellation terms are displayed during the booking process and incorporated into these Terms & Conditions.
Maximum Occupancy
Maximum occupancy is limited to eight (8) guests, including children.
Overnight guests exceeding the reservation count are not permitted without prior written approval.
Exceeding occupancy limits may result in immediate termination of the reservation without refund.
Check-In & Check-Out
Check-In: 4:00 PM
Check-Out: 11:00 AM
Early check-in and late check-out requests are subject to availability and may incur additional fees.
Property Use
Marlowe Haus is intended for peaceful vacation use only.
The following are prohibited:
- Parties or events
- Unauthorized gatherings
- Commercial activities
- Excessive noise
- Illegal activities of any kind
Quiet hours are from 10:00 PM to 7:00 AM.
Guests agree to respect neighboring properties and comply with all local regulations.
Pool, Hot Tub & Fire Pit
Guests acknowledge that use of the pool, hot tub, fire pit, and all recreational amenities is entirely at their own risk.
Children must be supervised at all times.
The property owner is not responsible for accidents, injuries, illness, or loss resulting from the use of these amenities.
Guests assume all risks associated with swimming, hot tub use, and outdoor recreational activities.
Property Condition
Guests agree to maintain the property in good condition throughout their stay.
Guests shall promptly notify management of any damage, maintenance issue, or safety concern.
Any damage beyond normal wear and tear may result in additional charges.
Smoking Policy
Smoking, vaping, and the use of tobacco products are strictly prohibited inside the home.
Evidence of indoor smoking may result in additional cleaning and remediation charges.
Pets
Pets are not permitted unless specifically approved in writing prior to arrival.
Unauthorized pets may result in additional fees and possible termination of the reservation.
Security & Personal Property
Guests are responsible for securing their personal belongings.
Marlowe Haus is not responsible for lost, stolen, or damaged personal property.
Maintenance & Emergencies
While every effort is made to maintain all amenities in working order, no refunds will be issued for temporary outages or failures of utilities, internet service, appliances, pool equipment, hot tub equipment, or other amenities beyond the owner's reasonable control.
Management will make reasonable efforts to resolve issues as quickly as possible.
Force Majeure
Marlowe Haus shall not be liable for circumstances beyond its control, including but not limited to weather events, natural disasters, utility interruptions, government actions, travel disruptions, pandemics, or other force majeure events.
Indemnification & Liability
Guests agree to indemnify and hold harmless the property owner, DZ Haus Collection, its affiliates, employees, contractors, and representatives from any claims, damages, losses, injuries, liabilities, costs, or expenses arising from occupancy or use of the property.
To the fullest extent permitted by law, liability shall be limited to the amount paid for the reservation.
Right to Refuse Service
Management reserves the right to refuse or terminate occupancy for violations of these Terms & Conditions, illegal activity, excessive disturbances, property damage, or safety concerns.
Governing Law
These Terms & Conditions shall be governed by and construed in accordance with the laws of the State of Texas.
